“Residencial Poniente”, designed by the architecture and design studio Maese Luis 24 (ML24), is a complex of 166 residential units and complementary areas in the city of Córdoba, Spain. This project has been the studio’s first practical and real application of BIM technology using Archicad.
Located in a consolidated urban environment and offering many services, the architects have proposed a complex that has significantly improved the environmental quality of this part of the city.
Interior and exterior façade
Our main challenge, apart from meeting the demands of our client, was to create a building that fits two very different realities: one based on an existing urban environment dominated by vehicles, with wide roads and streets, and another based on a non-existent reality, a reality that we would create from scratch a “domestic” and user friendly identity, where one could escape from the outside world’s aggressive way of life. Prior to the completion of this project and for at least one year, various existing BIM software on the market were studied and analyzed, finally choosing Archicad, for its ease of use and the logic behind its structure. As if it were a car, it always caught our attention, what was hidden under the hood: the GDL programming language, based on mathematical relationships and functions that greatly improve the program’s fluidity. We usually say in the study, that Archicad is a large and robust, perfectly connected graphic database, which allows us to handle quite large projects very easily, which would otherwise be impossible.
Once you familiarize yourself with it, you appreciate that it really is a software made by architects and for architects, because it uses logical processes that architects use to apply every day.
On the other hand, tools such as BIMx, we use every day is simply impressive, which has helped us in all phases of design, construction and communication of our projects, improving both the result and customer satisfaction.
Details big and small
The building is a stack of small units that are repeated and multiplied, which requires a custom workflow.
Because the set is a stack of large number of small units that are repeated and multiplied, we had to consider our own production process or workflow. A process that was efficient and allowed us to quickly update and adapt the units, in each of the phases that a project entails from its conception to its final execution.
We analyzed the best way to produce linked modules or HLM (Hot Linked Modules)- through a Master file where we stack the different versions of the main module and place it in a Host file where we document and model the entire building. We should note here the help received from ARCHIESPAÑA, a trusted distributor and technical support, and from the dedicated Archicad-Talk community.
Architecture / Structure / Facilities
Although nothing can replace “the trade” and the experience acquired over the years, it is true that BIM technology has among its basic principles the interoperability with other disciplines, so that all data sources can enrich and improve the building design. Once again, we have been very satisfied with the results obtained with the exchange of information with other specialized software, using IFC files.

Chúng tôi đã sớm nhận thấy rằng quy mô của công trình sẽ rất lớn, lớn đến mức khiến chúng tôi phải cân nhắc về quy mô tương đương khi lên kế hoạch thiết kế mặt tiền của công trình và đồng thời, cũng khiến chúng tôi phải cân nhắc lựa chọn các hạng mục lớn sao cho phù hợp với các hạng mục còn lại của công trình, mang lại không gian hài hòa và yên tĩnh..

Trước khi hoàn thành dự án này và trong vòng ít nhất một năm, nhiều phần mềm BIM đã được nghiên cứu và phân tích trên thị trường, cuối cùng chúng tôi đã lựa chọn phần mềm Archicad, nhờ tính dễ ứng dụng và tính logic. Phần mềm này giống như một chiếc ô tô, luôn thu hút sự chú ý của chúng tôi, thứ được giấu dưới mui xe: ngôn ngữ lập trình GDL, dựa trên các hệ thức và hàm toán học giúp cải thiện đáng kể tính linh hoạt của chương trình. Chúng tôi thường nói rằng Archicad là một cơ sở dữ liệu đồ họa lớn và mạnh mẽ, được kết nối hoàn hảo, cho phép chúng tôi xử lý các dự án lớn một cách rất dễ dàng.

Các chi tiết lớn nhỏ
Công trình là một tổ hợp các chi tiết nhỏ được lặp lại và nhân lên, đòi hỏi một quy trình làm việc tùy chỉnh theo yêu cầu.
Bởi vì tập hợp là một chồng nhiều chi tiết nhỏ được lặp lại và nhân lên, chúng tôi đã phải cân nhắc và thiết lập một quy trình làm việc hiệu quả cho phép chúng tôi nhanh chóng cập nhật và điều chỉnh các chi tiết, trong từng giai đoạn từ các khâu ban đầu cho đến khâu hoàn thiện.
Chúng tôi đã phân tích phương án hợp lý nhất để tạo mô-đun liên kết hoặc HLM (Mô-đun liên kết nóng) – thông qua tệp Chính nơi chúng tôi xếp chồng các phiên bản khác nhau của mô-đun chính và đặt nó trong tệp Máy chủ, nơi lưu trữ các hồ sơ thiết kế và mô hình hóa toàn bộ công trình. Chúng tôi cũng nhận được sự hỗ trợ của nhà phân phối và hỗ trợ kỹ thuật ARCHIESPAÑA đáng tin cậy và cộng đồng Archicad-Talk chuyên dụng.
Kiến trúc/Kết cấu/Cơ sở vật chất
Mặc dù yếu tố “thương mại” và kinh nghiệm có được trong nhiều năm là vô cùng quan trọng, nhưng công nghệ BIM giúp chúng tôi tăng khả năng tương tác với các lĩnh vực khác, giúp đa dạng hóa toàn bộ nguồn dữ liệu và cải thiện mô hình thiết kế công trình.
